CENTURY 21 Connecticut Realty Associates | Our Agency

Connecticut Realty Associates was established in 1974 by Jim Celio, Owner and Principal Broker in Hebron. In 1978 a second office was opened in East Hampton. Both offices became affiliated with CENTURY 21® in 1993. January 2003 brought the opening of a third office in Storrs-Mansfield. Our ability to service a large geographical area encompassing central, eastern and parts of southern Connecticut continues to grow!

We are proud of the fact that many of the agents in our three offices hold civic, volunteer and professional service positions, both in the community where they live and the real estate community in which they work. This helps keep them in the forefront of the ebb and flow of the ever-changing world we all live in.

Glossary of Real Estate Terms

ABR® The Accredited Buyer Representative (ABR®) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded to real estate practitioners by the Real Estate BUYER’S AGENT Council (REBAC) of the NATIONAL ASSOCIATION OF REALTORS® who meet the specified educational and practical experience criteria.

ABRM® Accredited Buyer Representative Manager is a designation that can be achieved by management staff only. It is designed to help those in management support the ABR® staff in their offices.

CENTURION® Associate To achieve CENTURION status is to earn one of the most prestigious awards presented to CENTURY 21® real estate professionals. Only a small number of producers in the CENTURY 21 System ever reach this elevated status.

CRS The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education. Since 1977 the Council of Residential Specialists has been conferring the CRS Designation on agents who meet its stringent requirements.

ECBR East Central Board of REALTORS®

GHAR Greater Hartford Association of REALTORS®

GRI® Graduate of the REALTOR® Institute is a designation earned after successfully taking and passing three additional courses sponsored by the National Association of REALTORS®. These classes cover a wide range of topics within the industry and culminate in a final exam that results in a pass or fail grade, which will earn you the right to use the G.R.I.® designation.

NAR National Association of REALTORS®

Masters Award The CENTURY 21® Masters Program, an exclusive recognition program for sales associates, honors those top-producing individuals for their efforts. There are three levels within this award, the Ruby, Emerald and the highest level is of course the Diamond.

Mature Moves Is a CENTURY 21® designation that is achieved after taking a course designed to help our senior population with their real estate decisions. The CENTURY 21® Mature Moves program is designed to help System members reach, attract, and meet the distinct real estate needs of this growing market segment of “mature consumers.”

Million Dollar Club This award is given based on Volume of business done in the previous year.
Pinnacle Quality Service This award is given to offices that have successfully achieved Quality Service Office Award status for 2 consecutive years.

PSCS® Professional Standards Certified Specialist.

Quality Service The Quality Service Awards are CENTURY 21® awards that are earned by agents and offices based on POST CLOSING survey responses from their clients.

REALTOR® A professional in real estate who subscribes to a strict Code of Ethics as a member of the local and state boards and of the National Boards of REALTORS® . Many people are surprised to learn that not all real estate agents are REALTORS®.

A bit of history! CENTURY 21® Connecticut Realty Associates is locally owned and operated by Jim Celio, Principal Broker.

He founded the Hebron office in 1974 and the East Hampton Office in 1978. Our affiliation with CENTURY 21® real estate system was formed in 1993 and in January of 2003, we added the Storrs/Mansfield office. Our three offices provide unrivaled real estate services throughout the Central and Southern Connecticut marketplace!

Each office is managed by an experienced sales manager and staffed by licensed real estate professionals. Our sales staff is supported by full-time administrative support personnel. Our Company, Sales Managers, Sales Associates, and our Administrative Support Personnel work as a team to meet the demands of providing the best in real estate services for the buying and selling public.

  10. Help determine your purchasing power, while explaining alternative methods of purchasing and/or financing.
  11. Provide an action plan for locating the right property, at the right price and terms, in an acceptable time frame.
  12. To the best of my ability, continuously show you new properties that fit your needs.
  13. Provide a Customized Home Search Plan for locating the right property for you, only showing you properties that will best meet your needs and in accordance with Fair Housing regulations and ethical real estate practices.
  14. Use the most comprehensive database of listings in the area, to help you find the home that best meets your needs, whether that be the Multiple Listing Service and/or other methods.
  15. Provide the resources of Century21.com that offers thousands of listings, allowing you to easily review homes that are right for you, access in-depth information on neighborhoods, and additional information.*
  16. Use my knowledge and expertise to promote the most valuable purchase on your behalf. I will assist you in evaluating the market value of properties that are of interest to you and help you obtain the most advantageous price and terms.
  17. Provide access to financing that meets your needs, at the lowest possible rates available to you.
  18. Advise and assist you in completing your purchase agreement, and present your offer with integrity in a light most favorable to your needs.
  19. Upon acceptance of an offer by you, pre-settlement (escrow) activities throughout the closing process will be monitored as permitted by law or local practice.
  20. Offer to provide you with information regarding other professionals (e.g. attorneys, accountants, inspectors, contractors) that may assist you during and after your move.
  21. Utilize the CENTURY 21 System of thousands of offices to provide you with the name of an office in the area of your new home, to assist you further.

  14. Provide worldwide exposure for your property on the Internet, including posting your property on Century21.com, a site which receives millions of visitors each month.*
  15. Explain local real estate procedures and regulations.
  16. Show your property to pre-qualified buyers.
  17. Utilize the CENTURY 21 System of thousands of offices to expose your property to potential buyers referred to my office.
  18. Utilize the vast and powerful resources of the CENTURY 21 System to get you the results you deserve, including leveraging a Network of 6,500 offices and 104,000 agents worldwide.
  19. Submit to you all written offers, assist with negotiations, and provide an estimate of your net sales proceeds, so you understand all implications prior to any acceptance.
  20. Upon acceptance of an offer to you, pre-settlement (escrow) activities
    throughout the closing process will be monitored as permitted by law or local practice.
  21. Assist you in finding your next home, or offer to refer you to another office
    in another location.
