Loveland Farms | Frequently Asked Questions (FAQ)

We have compiled this short list of frequently asked questions. We hope it is helpful to answer the questions that jump to your mind.

Q. Is this an age restricted property?
A. No, all ages are welcome.

Q. Will I be able to make selections for my home?
A. Yes, you can select from several kitchen cabinet styles and finishes (some being upgrades), flooring, lighting, colors, etc. Upgrades are also available.

Q. Can I have pets?
A. Yes, however, call for limitations on size and breed.

Q. Is there a maintenance fee? If so, what does it cover?
A. Yes. There will be a monthly homeowners fee of approximately $193. Included in that fee are:

  • Lawn Care
  • Snow Plowing of roads
  • Garbage pick up once a week
  • Exterior maintenance
  • Association Insurance
  • Snow plowing and shoveling of individual driveways, porches, sidewalks, and steps.

Not included in monthly homeowners fee are:

  • Water usage will be metered and billed at $18 per month plus an additional $4.96 per thousand gallons thereafter.
  • Sewer usage fee of $270 per year.

Q. Are there any extra fees due at time of closing?
A. Yes. A working capital contribution in an amount equal to two months Common Expense assessment is due at the time of closing. The amounts paid are not considered as advance payments of regular assessments for Common Expenses, and will be turned over to the Association in order to establish a reserve fund.

Q. What utilities service each home?
A. Each home will be serviced by municipal sanitary sewer, public telephone, electricity, propane gas, public water and cable TV. Public sewer will be connected and the sewer assessment will be paid by seller at closing. There will be a separate annual sewer usage fee of $270. Water will be metered and billed at a monthly fee of $18 plus $4.96/thousand gallons of water.

Q. Who is in charge of site management?
A. A professional management company chosen by the Developer will manage the site. Thereafter, a board comprised of homeowners will take over management.

Q. Is there any "SPECIAL FINANCING" offered if we purchase a home at Loveland Farms?
A. As of the start of construction at Loveland Farms, Rockville Savings Bank has offered a special finance package to Buyers at Loveland Farms, it includes:

  • Free Application (no fee)
  • 9 Month Rate Lock from Date of Application
  • Free Appraisal (no fee)

Welcome to Hebron Welcome to Hebron! The town of Hebron welcomes you with this wonderful classically styled sign located at an entrance to town.
The Airline Trail Parking Lot The Air Line Trail is the site of the former Air Line Railroad. East Hampton, Colchester and Hebron have worked together to develop this multi-purpose trail for biking, hiking, horse riding, cross country skiing, running, leashed dog walking. It is handicap accessible.
The American Legion The local American Legion is an active group that takes part in the annual Maple Fest in the spring of each year and the annual Hebron Harvest Fair in the fall. They are also participants in the annual Memorial and Veterans Day Parades.
The Old Burrows Hill School House The Old Burrows Hill School House.
This recently restored building is opened for visitation on occasion and one can feel the history of the Burrows Hill school children.
The Douglas Library The Douglas Library is located on the town green in Hebron. It's a community resource that's open six days a week.
The Gull School House The Gull School House was moved to this location on Marjorie Circle from it's original location. It now proudly sets next to the Horton House and can be open for display on special occasions.
The Horton House The Horton House. The Horton House is located on Marjorie Circle and can be accessed by parking in the Hebron Town Hall parking lot. The Hebron Building Dept, Health Dept and Zoning Dept are all housed here.
The Jeremy River The Jeremy River is a beautiful scene as it cascades past the old Grist Mill, whose wheel has since fallen by the wayside, but you can just about see the Historic Town Animal Pound in the background.
The Old Records Building The Old Records Building is located on Marjorie Circle near the intersection of RT 66 and Gilead St. Occasionally it is opened for visitors.
The Old Town Hall The Old Town Hall is located on the Hebron Green right across from our office! It is opened from time to time throughout the year for meetings and exhibitions.
Ted's Plaza Ted's Plaza. Convenient shopping is right around the corner at Ted's Plaza. There is a gift shop, restaurant and video rental shop as well as a spirit shop in the plaza. Presently, the Village Dentist has his office in the strip and the Hebron Pharmacy is right there as well as a bank!
